Outbuildings - An alternative to extending the main dwelling
On sites with sufficient garden space, an Outbuilding may be the solution to increasing usable dry space. This may also be appropriate on sites with steep gradients across the site, where an extension to the main dwelling would involve costly regrading.
The following constraints allow an Outbuilding to be constructed under Permitted Development rights, that is to say, without needing formal Planning Permission. Should you wish to create an outbuilding beyond these restrictions, CPA Planning Design can provide all Planning Application drawings required by your local District Council.
Dimensionally
- The eaves height should not exceed 2.5 metres and the overall height (ridge) of 4 metres.
- Other roof types (such as flat or mono-pitch) are limited to 3 metres overall.
- The overall maximum height is 2.5 metres within 2 metres of the boundary.
- No verandas, balconies or raised platforms should be included.
Site Context
- It should not occupy over half of the land area surrounding the main dwelling.
- An outbuilding should not be at the front of the main dwelling (i.e. between the main dwelling and highway/road).
- In AONB areas, the size should not exceed 10 square metres when the Oubuilding is sited over 20 metres from the main dwelling.
